Extraction is the first hour of the job and it decides the cost of everything after it.

Drying is the part of a water loss that gets rushed, and rushing it is why mould appears three weeks later in a basement someone thought was fixed.

A person answers, whatever time it is. Tell us what you are seeing and we will tell you what to do first. We start dispatching while you are still on the phone.
Usually within 45 minutes. We pump the water out, remove what cannot be saved and set air movers and dehumidifiers so the damage stops spreading.

If you are standing in water while you read this, these matter more than anything else on the page.

Stay out of the water if it is near outlets, appliances or the electrical panel, and have the power cut first. If you smell gas, leave the house before calling. Photograph everything before you move it, and do not start pulling up carpet or cutting drywall until the loss is documented.
If the loss is covered, usually just your deductible. We bill your insurer directly and deal with the adjuster on your behalf. For uninsured work we provide a written quote before we start, and the fastest way to keep the cost down is to call early, because material that is dried in place does not have to be replaced.
It depends on the source. A burst pipe or failed appliance is normally covered. Water coming up through a floor drain is sewer backup, which is almost always a separate endorsement. Water entering from outside during heavy rain is overland flood, which is another endorsement again.
A small clean-water spill, sometimes. Anything involving sewage, water that has been sitting, or water that has reached drywall and insulation, no. A shop vacuum lifts surface water and leaves the rest inside the building, which is where mould starts.
Toronto runs a Basement Flooding Protection Subsidy Program offering up to $6,650 per property toward backwater valves, sump pumps and pipe capping for eligible single-family, duplex, triplex and fourplex homes. Check the current terms on toronto.ca before relying on the figure.
For an emergency, phone. For anything else, send the form and we will call you back.
Water reaches drywall and subfloor within hours, and mould can establish inside a day. Call and we will get someone moving.
